Highland Park is facing a few financial issues that will be addressed at the Annual Meeting. First, there are three major plumbing issues. The sewer line behind 1807, the sewer line behind 1801-1803, and the sewer line under 1823. Each of these is in need of repair and the cost may exceed $ 20,000.

Additionally, there continue to be more wood repairs to the window boxes, gable ends, and soffits. Estimates on wood repair are approximately $ 15-20,000, though it does not need to be done all at once.

The parking lot will need more repairs shortly. Though the Association continues to do routine maintenance, there are larger areas that need to be cut out and replaced. These costs vary based on the price of materials and may exceed $ 15,000. Again, these repairs do not need to be done all at once, but it is important in the long-range fiscal planning of the Association.

Solutions would include a dues increase or assessment. Alternatively, the Board could vote on emergency assessments as projet come due. Your input at the Annual Meeting would be helpful.

The Annual Meeting is Wednesday, December 8, 2021, at 7:00 p.m. at the clubhouse of Highland Park. If you cannot attend please return your proxy by either emailing it to nickhenson@capitolrealty.com or dropping it in the dropbox by the clubhouse.
