Maintenance is addressed at three levels, 1) routine, 2) checklist and capital improvement. Routine maintenance projects require maintenance to routinely exercise specific maintenance tasks in order to maintain the association. Checklist tasks are those that are either noted on walk-around inspections or are called in by owners/tenants. Capital improvement projects are those that may/may not be scheduled for repairs and are subject to board direction and/or funding.
